Hi and welcome aboard everyone,
This is an update w/ regard to what is going on in our real estate market. Much of it is the “same old same old”. It is definately a buyers market…now all we need are some buyers!

We are working hard…buyers seem to be taking a wait and see approach to our market. Some say they want to wait until the market bottoms out..when we ask how they will know when that happens… they have no response. I suggest to them that they will know when the market has bottomed out when prices star to rise! So would you rather buy when the market is coming down, is flat or wait until the market is on the upswing and buy when the prices are rising? Isn’t it suppose to be “buy low and sell high”?

We recognize that at some point it can become a disservice to sellers to keep asking them to lower their prices…there comes a point when the best thing to do is to take the property off the market and wait for the buyers to come back.

Prices are still coming down…for homes and condos. There are some great deals on single family homes, especially new construction… some builders are getting a little strapped for cash. We expect this trend to continue for sometime. As you probably already know sales are pretty slow.

For August 2006 single family homes in Bay County…

2308 homes on market
196 average days on market
15.08 months of inventory at current sales rate

Sales of single family homes are moving along. Some prices are still coming down however, many of the new on the market listings are coming online priced reasonably and are selling.

46.81 months of inventory at current sales rate
