IT’S NOT THE SUNSHINE — IT’S THE TAXES
At least one expert is advising Florida’s snowbirds to make it official: Declare legal residence in Florida and spend less time up north. In doing so, says Allan R. Lipman, an attorney licensed to practice law in both New York and Florida, snowbirds will save money in property taxes, courtesy of Florida’s Save Our Homes (SOH) property tax cap — a protection that does not exist in other states.

Developer Sees Destiny in on Old Florida Frontier, Where He Envisions Eco-Sustainable Town
YEEHAW JUNCTION, Fla. — Oct. 23, 2006 — This is about as close to nowhere as it gets in quickly sprawling Florida. Just off Florida’s Turnpike, Yeehaw Junction consists of two gas stations, two shops hawking theme park tickets, a hotel so sleepy roosters run free and tens of miles between here and civilization. But where you see nowhere, Anthony Pugliese III sees Destiny. Read the full post here Developer sees Destiny in Florida frontier

Hello once again fellow Crooked Creek neighbors!
We would like to take this opportunity to share some current market data and observations. We would also like to thank everyone who read the previous letter.
The market for residential lots and vacant land is very challenging at this time. Actually the market overall is very challenging but especially lots in RiverCamps.
I have taken the following data directly from our Bay County Multiple Listing Service in an effort to give buyers and sellers of property an idea as to what the market is doing.

20 Low-Cost Ways to Spruce Up Your Home
Make your home more appealing for yourself and for potential buyers with these quick and easy tips:
10 Ways to Make Your House More Salable
1. Get rid of clutter. Throw out or file stacks of newspapers and magazines. Pack away most of your small decorative items. Store out-of-season clothing to make closets seem roomier. Clean out the garage.
2. Wash your windows and screens to let more light into the interior.
Remodeling That Pays
Upgrading your home is always appealing, but which enhancements get you the best return for your money when it’s time to sell?
MAJOR KITCHEN REMODEL
Update an outmoded 200-square-foot kitchen with new cabinets, laminate countertops, and standard double-tub stainless-steel sink with standard single-lever faucet. Include energy-efficient wall oven, cooktop, ventilation system, built-in microwave, dishwasher, and garbage disposer. Add custom lighting and new resilient floor. Finish with painted walls, trim, and ceiling. Include 30 linear feet of semi-custom grade wood cabinets, including a 3-by-5-foot island.
7 Terms to Watch for in a Purchase Contract
1. The closing date. See if the date the buyer wants to take title is reasonable for you.
2. Date of possession. See if the date the buyer wants to move in is reasonable for you.
3. The earnest money. Look for the largest earnest money deposit possible; since it is forfeited if the buyer backs out, a large deposit is usually a good indication of a sincere buyer.
ECONOMY
The U.S. economy continued to grow in the early fall despite a “widespread cooling” in the once-hot housing market, the Federal Reserve reported Thursday. Observers now expect the Fed to leave interest rates unchanged at least in the short term.
